Cancellation & Rescheduling Policy
Why We Have This Policy
Inspection schedules are carefully coordinated each day to allow inspectors the time needed to perform thorough, professional evaluations. Because of this, last-minute cancellations can create challenges that affect both our schedule and other clients. Our policy is intended to be fair and transparent. Some of the reasons behind it include:
- Scheduling Challenges – Last-minute cancellations often leave gaps in the schedule that can be difficult or impossible to fill on short notice. Think of all the coordination required by multiple parties (Buyers, Sellers, Real Estate Agents, even kids and pets).
- Mutual Respect – We value our clients’ time, and we ask the same in return. Inspection appointments reserve time specifically for your property.
- Accountability – When everyone is committed to appointments, people are less likely to cancel on short notice, forget appointments, or schedule inspections with multiple companies while deciding last minute which one to use (yes it happens).
- Loss of Company Revenue – Like any service business, each business hour has real costs, and idle time costs money.
- Vetting Policy Abusers – While rare, some individuals repeatedly schedule and cancel inspections. Having a clear policy helps prevent this and ensures fair scheduling for all clients.
We understand that real estate transactions sometimes change unexpectedly, and exceptions may be made on a case-by-case basis whenever reasonable.
Whenever possible, we are happy to reschedule inspections rather than cancel them.

The Inspection Agreement(s) must be signed within 1 calendar day of booking or risk losing your inspection timeslot.
Our appointments are generally fixed appointments that are blocked off for the day and time, not an arrival window or timeframe. That means that we aren’t able to schedule someone else’s inspection at the same time or replace your inspection with another inspection at the last minute.
Cancellations must be made 24 hours in advance. It’s not our responsibility to make sure all parties are ready for the inspection on the agreed date and time. Cancellations with less than 24 hours’ notice will be charged a $125 Trip Fee or up to 50% of the fee if cancelled on the same day.
Some people request to sign agreements and pay on-site, and that’s OK too. As such, “unsigned agreements” or “unpaid inspections” are not the same thing as a confirmed cancellation (via email, phone, or text).
Inspections that are booked last-minute, within the 24-hour time window, are also subject to the same policy and will be charged a $125 Trip Fee.
We understand that real estate transactions can change. Inspections may need to be rescheduled or canceled due to contract changes, financing issues, seller circumstances, or other factors beyond anyone’s control.
